Initialscope
of work called for demo of existing offices, new space planning,
paint and carpet for all three floors. However, during demo, major structural
issues were identified. The building was found to be 400% over-stressed by our
structural engineer.
Challenges
A decision
was made by the client to completely renovate the entire building,
including all operational systems and the reinforcement of the structure to meet seismic code.
The greatly expanded scope had to meet 9-month schedule,
as the clients had no flexibility in their lease of temporary
space, occupied during construction.

Building had to be totally gutted to exterior skin.
7 1/2 tons of steel bracing welded to structure for seismic retrofitting.
Footings reinforced
Exterior glass facade demomolished
New energy efficient glazing installed
Completely new mechanical, plumbing and electrical systems

Elevators renovated
Exterior painted and protected with Elastomeric coating
16,500 s.f. parking lot demolished and replaced
New landscaping with covered patio and granite water feature, added at building entrance
Results
Project completed one week early and under budget.
Throughout design and construction, D.A. Shields initiated a strategic plan, which, while maintaining
the original design intent, compressed construction schedule and resulted in significant cost savings.
Energy saving measures, beat Title 24 by 28.9%-estimated to save the client $65,000 annually.
