Challenges
Our clients' goal - to triple production of their ISO 9001-certified
operations within a year, required fast-track project delivery. The
tight 5-month schedule had no margin for delays, errors or
adverse weather conditions. But, as grading got underway, the
2.5 acre site, a downhill funnel for surrounding area drainage,
was inundated by weeks of torrential rains.

Our Plan

From the start, we planned it smart - No excuses!
In-depth pre-construction planning and orderly scheduling of
competent subs resulted in clean, timely work, regardless of
conditions. Despite massive water runoff through job site, vigilant site
supervision and proactive storm-water runoff management,
averted project shut down by regulatory agencies - unlike other
construction sites in the area.

Thanks to a seasoned team of committed sub-contractors, the site
was graded and prepped for 2 separate building pads; precast walls
for the 14,000 s.f. structure were erected in 3 ½ days; and the
building enclosed within two weeks. Then . . . it stopped raining.

Results
  • Building permit issued: January 17th, 2003
  • Final County Occupancy permit obtained June 18th, 2003
  • Minimal contractor-generated change orders - other than to accomodate county requirements. Others were client-requested upgrades.
